HUD REAC Inspection Notice - 9/5-9/6
Beginning at 9:00 am on Thursday, September 5, 2024 through Friday, September 6, 2022 a HUD inspection of Westgate Terrace and Benton Court properties will take place. The Inspector may need additional days for the inspection. Therefore, the following 3 days (September 9, 2024 - September 11, 2024) should also be noted as potential inspection days.
A certified HUD Inspector will complete the inspection. Robeson County Housing Authority's Maintenance Director will accompany the Inspector the entire time he is on-site. The Maintenance Director will provide access to all units identified in the inspection and all other areas of the property. You do not have to be present for the inspection. A note will be left indicating that your unit was inspected. The inspector will inform the Maintenance Director of the units that have been selected for inspection on the day of the inspection. The unit selection is done randomly by the inspector.
Management is requesting that all tenants make certain that pets are secured and your immediate surroundings are clean, free from trash, clutter, debris, and other noticeable items which may be deemed inappropriate for this visit. Units cannot be skipped if selected and must be easily accessible. Therefore, please have all screen doors unlocked during this timeframe. Failure to cooperate with management can result in a lease violation.
On September 1st (Benton Court) & September 2nd & 3rd (Westgate Terrace) management will be doing a walk-through of units to make sure they are prepared for the HUD inspection. If we identify things in your home to be corrected, we expect you to improve them before the HUD inspection. On the reverse side of this letter is a checklist of items that we are requesting that you pay attention to and modify, if necessary. Your role in this inspection is very important and we greatly appreciate your cooperation.

- Thoroughly clean your home (Stove, refrigerator, bath tubs, sinks, floors and etc.)
- No driving on grass (This creates ruts which is a HUD violation)
- Remove Sharp objects (e.g., Broken glass in pictures, fans without covers, knives should be properly stored, broken hard plastic or metals & etc.).
- Clean up trash and clutter on the outside and around your unit.
- Clean off Porches (Outside furniture is only allowed on porches).
- Please report infestations of Bugs (Roaches, Bed Bugs, Ants) and large Ant Mounds.
- Remove all clutter (ex. Excess clothes, toys or papers).
- Remove all writings on outside walls and sidewalks (chalk and ink).
- Secure all dogs and cats.
- Damaged doors: the factory- installed seals on exterior doors, such as building or unit doors must be in place and undamaged and exterior door hardware locks or latches must function as designed. (report to maintenance).
- Kitchen-Damaged Stoves/Ovens-stove burners must be working. (report to maintenance).
- Plumbing-be sure pipes and faucets are not leaking and areas around leaks are cleaned up and repaired. (report to maintenance).
- Damaged Sinks/Showers-be sure that any hardware problems are repaired, drains have stoppers, hot or cold-water handles are in place and working. (report to maintenance).
- Switch plate Covers- replace cracked or broken covers (report to maintenance).
- Remove Tripping Hazards on sidewalk or parking lot.
- Remove Tripping Hazards inside unit (cords across walk ways).
- Report all damaged windows-broken, cracked or fogged windows and they must open, close and lock.
- Egress/Blocked Access- do not block bedroom/ living room windows and doors.
- Access to the Electrical Panel and Heater Room-must not be blocked by furniture or other items; do not hang items on the door.
